Denise Richards & Husband Booted From L.A. Home After Courtroom Showdown!

Denise Richards and Aaron Phypers are officially being shown the door after a legal dispute over their longtime rental escalated into a court-ordered move out.

A Los Angeles judge ruled that the Calabasas homeowner who leased the property to Richards and Phypers is entitled to take back possession of the house, according to court records filed late December. The decision came after the couple failed to formally respond to claims that rent had gone unpaid for months.

The landlord alleged that payments stopped in February and that a formal notice demanding payment or vacancy was delivered in August. Court filings included a detailed accounting that listed seven months of unpaid rent totaling $84,000. The lease reportedly required $12,000 per month for the six-bedroom, five-bathroom home.

Richards and Phypers have lived in the house since 2020, raising their blended family there. The residence was shared with Richards’ daughters Sami and Lola Rose, whom she has with ex-husband Charlie Sheen, along with her youngest daughter, Eloise.

Despite the landlord’s request for back rent, the court did not order Richards or Phypers to pay the alleged balance. Instead, the ruling focused solely on reclaiming the property.

Calling the outcome straightforward, the landlord’s attorney said the judgment was “a routine unlawful detainer proceeding” that simply confirms ownership rights.
